Strategic Planning
When engaged by our clients, the first step is to meet with them to get a complete understanding of their short and long term goals, submarket preferences, image and identity needs, economic budgets, desired lease terms, flexibility for expansion or contraction, building requirements, special facility needs, desired amenities/support services, and business needs.
Leases
From market surveys, to building tours, to preliminary test fits, to lease proposals, to letter of intent through lease review, we manage every detail of the lease negotiation process. We work with our client and legal counsel to create a much more advantageous lease structure. We are able to minimize overall occupancy costs and risks by using market knowledge and applying negotiation experience from hundreds of transactions to leverage our client’s position during lease negotiations. This can amount to tens of thousands or even several million dollars in net savings to our clients, depending on the size of the transaction.
Lease Renewal & Re-Negotiation
The key to a successful lease renewal is creating leverage with your current Landlord. To have leverage, you must have alternatives, whether you plan to move or not. This means that there must be competition between your current Landlord and surrounding Landlords in the area for your tenancy. This takes time and skillful planning. This requires the technical ability to analyze the true cost associated with various alternative buildings. We prepare a detailed financial analysis that takes into account Base Rental rates, increases in Operating Expenses, abated or reduced rent, parking charges, Rentable vs. Usable square feet, tenant improvements and other economic factors.
